Developer LMI Holdings has committed to completing the first 700 housing units of the Saglemi Housing Project by March 2027. This commitment was highlighted during President John Dramani Mahama's recent inspection of the site. The first phase, comprising 1,500 units, is expected to be fully completed by December 2027.

The Saglemi project, originally planned for 5,000 units, stalled after a change in government and subsequent legal issues. This inactivity led to vandalism, with valuable fittings and infrastructure removed from the site. The government decided to partner with the private sector to revive the development, selecting LMI Holdings for this crucial undertaking.

This revival fits into Ghana's broader economic strategy to address the significant housing deficit and support industrial growth. The government has allocated GHS 500 million to a District Housing Scheme, demonstrating its commitment to increasing affordable housing supply. The Saglemi development is also positioned as a key component of a major industrial and residential growth corridor, aligning with the vision for a Green Digital City.

President Mahama expressed confidence in the developer's ability to meet the timelines. He stated, "It is my hope that shortly after Christmas, around Easter next year, we shall gather here to commission the first 700 housing units and hand them over to homeowners." He further urged prospective homeowners to register promptly once the sales portal opens, anticipating high demand for the units.

The completion of these units will significantly impact the housing market, providing much-needed homes for thousands of Ghanaian families. It will also offer residential options for workers in industries around Tema and the Dawa Industrial Park. Decision-makers will closely monitor the project's progress as a benchmark for future public-private partnerships in infrastructure development.

The Saglemi project's revival is expected to stimulate local economic activity through job creation in construction and related services. Improved road and railway connections are also planned, enhancing the area's appeal and connectivity. The dualisation of the road to Aflao is already underway, with the second phase from Central University being awarded. A planned railway connection will transport both passengers and cargo, including industrial goods from Tema Port.

President Mahama indicated that work would commence on the remaining 3,500 units after the first phase of 1,500 units is completed. This phased approach aims to ensure sustainable development and delivery. The government's broader national housing programme, including the GHS 500 million District Housing Scheme, will be announced by the Finance Minister in the next budget. This comprehensive plan seeks to reduce the burden of high rent advances on Ghanaian families.

The successful completion of the Saglemi project could serve as a model for addressing other stalled government projects. It underscores the potential of private sector collaboration in delivering large-scale infrastructure. Investors and the public will watch for the timely delivery of units and the opening of the sales portal. This initiative is a critical step towards achieving the government's housing and industrial development goals.
